This customer in Penfield had so much humidity in his attic that the condensation would drip off the roof nails. He had to keep replacing his roof due to moldy rotted decking. Below the attic, the house was cold and drafty.
We sealed the large gap around the flue pipe with flashing and rock-wool. We sealed the can lights with Tite-shell covers. We fixed the access hatch, and sealed everything up with spray-foam, before installing a nice thick layer of blown cellulose.
The customers report improved comfort and lower bills and less humidity in the attic.
When this homeowner got an energy audit from a furnace company, they told her that she needed a new furnace... and not much else. If you get a quote from an insulator, they'll recommend insulation to fix your problem. It's not their fault as it's what they know. A window salesman will sell you windows to fix your uncomfortable house.
At True Energy Solutions, we have LOTS of solutions in our book. We worked together with the homeowner to find a "cross-industry" solution to her comfort problem that was affordable, appropriate, and effective. (oh, and by the way... there was nothing wrong with her furnace.)
Why does the bath fan need to be properly vented? In this Rochester home, we found that the vent duct ended NEAR the attic exhaust vent, but not all the way THROUGH the vent and OUT. When warm, humid, "shower-air" is pumped up through a cold pipe, you get condensation... and eventually mold. Now we're pumping moldy air into the attic. We insulated the vent duct, and routed it properly out of the attic.
For this homeowner in Pittsford, we had to change the opening size and move electrical service in order to give them the open look from their breakfast room out onto their deck. We had the sidelight windows made to match the height of the door and space the grilles to be lined up in as close as possible to the door with even spacing. Here are a few pictures to show how this area was transformed.
This house was recently pruchased and the utility company would not turn the gas on to the house because of the condition of the furnace. Upon closing on the house we did an audit to find out what else may be needed and to help properly size the equipment. The homeowner ended up insulating the exterior walss, installing a new 96% Goodman furnace and a Navien tankless hot water heater. We were able to perform an audit and found out that some of the upgrades could be covered through NYSERDA's energy efficiency programs. The balance was financed through NYSERDA"s low interest loan program.
