<p>On December 9th, we will be headed out to the old Frederick Douglass Resource Center (now the <span>New Horizon Faith Center)</span> to <span>participate</span> as a vendor in the <strong>1 Stop Holiday Shop </strong>bazaar. From noon to five, we will all be in good company, coming together to support small businesses in the area, as well as the community. The event is hosted by Karen Tyson and Autumn Jones (of Curvey Consultants), in honor of their Mother/Grandmother, <strong>Pastor Myra L.James</strong>.</p>
<p>There will be a variety of vendors- clothing, oils, jewelry, makeup, health and wellness, and so much more! Fun Games and Door Prizes too! </p>
<p>The hosts are asking everyone that attends to bring in an unwrapped toy or canned good, all of which will be donated to local centers.</p>
<p><em>With their request in mind, we came up with an idea.</em></p>

<p style="text-align: left;"><span>So - what are five signs that you may have <strong>Ice Damming</strong> going on at your home?</span></p>
<p><span style="color: #1f3e77;"><strong>1. Icicles</strong></span></p>
<p><span>Icicles can be a sign of a bigger problem, <em>Ice Damming</em>. Icicles occur when your gutters are full of ice and unable to move water away. This is one of the early signs of ice damming. As the ice builds, it backs up onto your roof and eventually pushes water into your house. </span></p>
<p><span style="color: #1f3e77;"><strong>2. Discolored Icicles?</strong></span></p>
<p><span>Uh oh. You’ve got it bad. That’s not dirt from on top of your roof – that’s dirt from INSIDE. Are they coming off the edge of the gutter, or are those brown icicles coming out of your attic vents? Yeah, that’s not good... that means water has already penetrated into your home!</span></p>
<p><span style="color: #1f3e77;"><strong>3. New Water-Stains on your Ceilings</strong></span></p>
<p><span>Any new water-stain on your ceiling should be investigated immediately. If you’re getting water damage on an upstairs ceiling in the wintertime, it’s almost certainly ice damming. Even on lower floors, water can run down the inside of walls and sometimes even pour into the basement. Check your calendar. If it’s June, and the water gets in during a big rainstorm, you’ve got a leaky roof. If it’s February, and you’re getting water damage on a cold sunny day – Ice damming.</span></p>
<p><span style="color: #1f3e77;"><strong>4. Melted Snow on Roof</strong></span></p>
<p><span>Head outside and check your roof. Is the snow melted more on the north or south side? How much melting do you have compared to your neighbors? Are there any spots where it’s melted more, or where it melted fastest? Look around skylights, chimneys, and dormers. Is there any particular shape to the melt pattern? Stripes? Squares? Circles? Are there more at the top, or more at the bottom? </span></p>
<p><span>Remember, melted snow at the very PEAK of the roof will flow downhill as water, and cause damming at the lowest point. Just because the symptom is at the wall, doesn’t mean that the source of the problem is as well – Just like bad shoes can hurt your back.</span></p>
<p><span style="color: #1f3e77;"><strong>5. Dams</strong></span></p>
<p><span>They appear as large “hills” or “mounds” of ice along the bottom edge of your roof. You may have a puddle of standing water on the uphill side of the slope.</span></p>

<p>True Energy Solutions evaluated all of the challenges the building owners were facing and began making improvements. We replaced the original furnaces with 95% high efficiency furnaces and installed vent fans. We insulated the ductwork in the crawlspaces and applied spray foam insulating to the rim joist cavaties as well as insulated the attic. The thermostats needed to be replaced with new programmable thermostates and air sealing measures throughout the building to reduce drafts and high utility bills. The gas leaks, of course, needed to be fixed and with all these fixes the apartments were more comfortable and livable. </p>
<p>Chili Commons, built in 1973, is a typical "garden-style" complex, with 156 units; a mix of 1,2 & 3 bedroom apartments and townhomes. At over 40 years old, the building owners were finding an ever increasing need for maintenance on apartment heating and hot water systems (one each per apartment). Facing a ballooning maintenance budget, a drop in occupancy (which was attributable to the aging buildings), and nearly constant comfort complaints from tenants, the owners turned to True Energy Solutions to help them undertake necessary upgrades in the most efficient and cost-effictive manner possible. </p>
<p>We worked with the building owners to find the best overall solutions for their units. After reviewing their options, they decided to undertake comprehensive upgrades to multiple facets of their complex through the Home Performance with Energy Star <strong>Lowrise Program</strong>. </p>
<p>During the comprenhsive energy audit, we found that the existing furnaces were operating at 70-72% efficiency. There was large openings to attic spaces in the common halls and the building still had the original dial-type thermostats. The attic had spots where it was completely missing insulation and other places where there was the original 3 inch fiber glass.</p>
<p>The bath exhaust fans vented into the attic of between floors and the hot water tanks were back-drafting. We found gas leaks in nearly every unit and tenants complained of uncomfortable conditions and high utility bills. </p>

<p>To fix these issues and make the tenants more comfortable in their homes, True Energy Solutions, insulated the attic to keep the energy inside the building. We also installed low-flow faucet aerators to reduce the high use of water. We replaced the lighting fixtures in the common area as well as throughout individual apartments to make the lighting more energy efficient and brighter. We air sealed the building envelope and installed a new domestic hot water boiler tank with 96% efficiency. We also installed multi-input space heating control system thermostats throughout the building so that the temperatures could be controlled on each floor as well as adding a variable speed drive on the heating distribution pump motor to have even more control over the air-flow throughout the building. </p>
<p>This 22 unit, affordable housing complex, built in 1920, was in dire need of an upgrade. Utility bills were high, tenants were unhappy and uncomfortable, and the heating boiler and hot water systems had chronic issues requiring frequent repair. After years of paying for high energy bills and constant maintenance, Brooks Landing Properties, the owner of the building, decided to take action. They looked into NYSERDA's Multifamily Performance Program (MPP) and chose True Energy Solutions as their Multifamily Performance Partner. As the MPP program Partner, True Energy Solutions performed a comprehensive energy audit, detailing cost effective improvements that save energy and resolve health, safety and comfort concerns. </p>
<p> </p>
<p>True Energy Solutions found quite a few issues during the energy audit that were the cause of high utility bills and the tenants being uncomfortable. First, the attic had no insulation which is a major cause of energy being lost. The hot water boiler was operating at 63% efficiency and hot water use was found to account for much higher than average utility use. Additionally, most of the building had incandescent based light fixtures, with some dating back to the 1920's. The building temperature was set by a single thermostat in a service hallway. All of this was leading to the tenants complaining of poorly lit hallways, uncomfortable temperatures and drafts, despite the time of the year. </p>

You may have heard about the Federal tax credit for energy efficient products. Did you know that there are also state grants and incentives for making your house more comfortable and efficient? Here's a quick summary of the different programs.
<p><img style="float: left; margin: 5px;" title="New York State Energy Research and Development Authority" src="https://cdn.treehouseinternetgroup.com/uploads/blog/3604/medium/nyserda-large_1457382104.jpg" alt="NYSERDA Logo" width="268" height="75" />NYSERDA is the <a href="http://www.nyserda.ny.gov/" target="_blank">New York State Energy Research and Development Authority</a>. They oversee the implementation of the various incentive programs that are available to homeowners and renters in New York. The first thing to keep in mind is that some of these grants are income-dependant, and some are not. I’ll start at the top: Here are the programs that anyone can qualify for.</p>
<dl><dt><a href="http://www.nyserda.ny.gov/All-Programs/Programs/Home-Performance-With-ENERGY-STAR" target="_blank">HEMI</a>: The High Efficiency Measure Incentive.</dt><dd>
<ul>
<li>What you get: This is a 10% cash-back program. It pays you real money in the form of a check that arrives after the work is completed.</li>
<li>What it covers: furnaces, boilers, water heaters, insulation, air-sealing, LEDs and more.</li>
<li>What you need:<ol>
<li>sign a proposal with your favorite contractor that says, “pending NYSERDA approval” to have the work done.</li>
<li>fill out a “Customer Info Form”</li>
<li>once the work-scope is approved, sign an “Incentive Eligibility Summary”</li>
<li>wait for the check to arrive in the mail</li>
</ol></li>
</ul>

<p>Another program available from the state is low-interest financing. This is a great way to make a large project more affordable, and to start getting the benefits right away. The best part: the savings from your project will partially offset the payments.</p>

<li>What it covers: furnaces, boilers, water heaters, insulation, air-sealing, LEDs, windows, doors, gas-leak repair, dryer-vent repair, bath fans, attic vents, <a href="http://www.greenbuildingadvisor.com/blogs/dept/energy-solutions/providing-fresh-air-our-home" target="_blank">HRVs, ERVs</a>, and more.</li>
<li>What you need:<ol>
<li>sign a proposal with your favorite contractor that says, “pending NYSERDA approval” to have the work done.</li>
<li>fill out an application to get pre-qualified</li>
<li>include proof of income, such as last-year’s tax return</li>
<li>include a voided check for auto-debit. (or select 3.99% interest)</li>
<li>once the work-scope is approved, sign the official loan documents</li>
<li>the first payment is due after the work is completed</li>
</ol></li>
</ul>

<p>If HEMI and financing is all you qualify for, don’t despair – they’re both great programs. However, for lower income families making up to 80% of the average family in their area, is a program sponsored by ENERY STAR. In Monroe County, that means a family of three would qualify if they make less than $56,704 before taxes in 2016.</p>
<dl><dt><a href="http://www.nyserda.ny.gov/assisted-home-performance" target="_blank">AHP</a>:Assisted Home Performance with ENERGY STAR</dt><dd>
<ul>
<li>What you get: a “matching funds” $5000 grant. In other words, you can get up to $5,000 for a $10,000 project, or $2,000 for a $4,000 project.</li>
<li>What it covers: furnaces, boilers, water heaters, insulation, air-sealing, LEDs and more.</li>
<li>What you need:<ol>
<li>sign a proposal with your favorite contractor that says, “pending NYSERDA approval” to have the work done.</li>
<li>fill out an application to get pre-qualified</li>
<li>include proof of income, such as last-year’s tax return</li>
<li>include your most recent gas bill.</li>
<li>Only pay for half your project.</li>
</ol></li>
</ul>

<p>For families who fall below 60% of the area median income, or who qualify for <a href="http://otda.ny.gov/programs/heap/" target="_blank">HEAP</a> (Heating Assistance), there’s the EmPower NY program, which will pay for 100% of the cost of projects that will have a significant effect on reducing your energy bills. That means free insulation, free light bulbs, and more if you qualify, even if you rent your home.</p>
<dl><dt><a href="http://www.nyserda.ny.gov/All-Programs/Programs/EmPower-New-York" target="_blank">EmPower</a>: The EmPower New York program</dt><dd>
<ul>
<li>What you get: 100% of project costs up to $7000</li>
<li>What it covers: Empower covers the projects which have the greatest effect on your heating and energy bills. This is usually light bulbs and insulation, but in some cases can include a new refrigerator, or other energy-saving measures.</li>
<li>What you need:<ol>
<li>If you filled out the application for the Assisted Home Performance grant, you are automatically entered into EmPower if you qualify.</li>
<li>If you rent your home, your landlord will need to provide proof of ownership.</li>
</ol></li>
</ul>

<p>Many people will combine these programs into one big project – What EmPower can’t cover, run through AHP. What AHP can’t cover, finance at 3.49 for 15 years.</p>

<p style="clear: left;">Here’s an interesting way to look at efficiency: If you install solar panels, and produce 1 kilowatt (kW) of energy, that’s a kW that the power-plant ISN’T producing. Likewise, if you make your house more energy efficient, that can ALSO be a kW that the power plant isn’t producing – lots of kilowatts, in fact. All these efficient homes are adding up to MEGAwatts of energy NOT spent, and NOT produced at the power-plant. It’s better than producing energy using renewable means – it’s like your home produces “<a href="https://en.wikipedia.org/wiki/Negawatt_power" target="_blank">NEGA-watts</a>”, or Negative energy usage. With every small improvement you make, your home produces more and more “nega-watts.” <strong> </strong></p>
<p>Now, efficiency can be compared to solar, wind, hydro, nuclear, coal, etc.. Which is best -- efficiency? The answer turns out to be a RESOUNDING “yes!” with NO pollution like coal and oil, NO hazardous waste like nuclear, NO fickle weather problems like wind and solar, NO wildlife habitat concerns as with hydro… Simply USING LESS makes sense. And… it’s the most cost effective by a landslide. Because it saves you money, and therefore pays for itself – in the long run, it’s free. </p>
<p>Energy efficiency done right improves your comfort and health, extends the life of your home, saves the planet and PAYS YOU MONEY! </p>
<p>Sounds like a no-brainer to me.</p>

<p>Imagine going skiing while wearing a knit sweater. If air is traveling THROUGH insulation, then it's no longer INSULATING. Here's another one: Imagine leaving a window open all winter -- It doesn't matter how good your insulation is if there's a way AROUND it. <p>Insulating without air-sealing should be a crime, and this house needed both. When a house has multi-level attics, we usually recommend sealing and insulating the wall cavity to stop the massive heat-loss. That's exactly what we did here, using rigid foam board. We also insulated and gasketed the attic access door, and installed a "David Lewis" insulated box over the whole-house fan. Pipe, wire, and vent penetrations in the attic-floor were sealed up with spray foam before a layer of insulation was blown in.</p>
<p>Half of this house is over the garage, and half is over a basement. </p>
<p>In the basement, we sealed the rim joists where where most of the outside air was getting in. The rim joist is at the top of the basement wall. It's where the kitchen floor above sits on the top of the cinderblock basement wall. We sealed the leaks with spray foam.</p>
<p>We were able to insulate the garage ceiling by filling the joist cavities with densely packed cellulose insulation. When cellulose is packed tightly into a cavity, it acts as both insulation and an air-barrier, eliminating the "convection loops" of air that steal the heat from the rooms above. As an added benefit, it's a great sound buffer. They can now open the garage door without waking the baby!</p>
<p>This customer called us because their upstairs were cold in the winter and hot in the summer. They had ice damming every year, and they decided it was finally time to put a stop to it. They had a new baby sleeping in a room over the garage, and they didn't want to deal with a cold nursery this year. First-floor temperatures were okay in rooms with rugs, but the bare floors stayed cold all winter. Cold air fell like a waterfall from an old "whole-house" fan in the ceiling. The house is a West-facing 2100 square foot 4-bedroom split-level ranch in East Irondequoit, and was built in 1960.</p>
<p>We did a thorough evaluation of the house and found several issues contributing to the temperature problems and ice damming. The biggest issue is actually fairly common in split-level homes -- the split-level wall that runs the width of the house right at the stairwell has open wall cavities at the bottom (in the basement) that connect straight up to open wall cavities at the top (in the attic).</p>
<p>The air inside your wall cavities is warm; warm air rises. If that air can escape into the attic, it creates a vacuum, drawing your "paid-for" warm air up and out, pulling basement air up into your home, and sucking cold winter air into your basement from outside. All that extra warm air getting in to the attic was creating the ice damming.</p>
<p>We also found problems with the insulation levels, particularly in the garage ceiling with the bedrooms above it. Fiberglass batts in a floor will settle over time, leaving lots of air space. When air can circulate through insulation, it ceases to insulate.</p>
<p>We found that nothing was wrong with their furnace or thier duct system. There was plenty of heat, and it was being successfully delivered to where it belongs. The problem was in the home's ability to retain the heat.</p>

<p>The Indow window insert used was manufactured in Portland, Oregon. It consists of an acrylic pane surrounded by a silicon compression gasket. It's mounted on the window from inside the house, much like an interior storm window, but without any ugly, damaging hardware. The Indow just presses in place. It provides double-pane performance on a single-pane window, and blocks out about half of the street noise coming in through the windows. Once it's in place, it's nearly invisible. This homeowner is now not afraid of the impending winter temperatures!</p>
<p>This 150 year old home has been beautifully preserved. The same original windows face the street. But now, it's expensive to heat such a home with the old windows that are cold and drafty. Instead of letting in the light, heavy dark curtains cover the glass, blocking out the street in an attempt to keep out the cold, and the noise of traffic.</p>
<p>Our challenge was to preserve the historic beauty of the home but also improve its energy efficiency. We need to improve the thermal performance of the windows, make them less drafty, and block out street noise so that the dark heavy curtains can come down. </p>

<p>We used a blower-door to confirm the source of the drafts, sealing them off with caulk, spray-foam, and flashing as necessary. We removed the dirty insulation, and added fresh, clean blown-in cellulose insulation. We vented the dryer to outdoors, and insulated properly under the kitchen.</p>
<p><span><span class="w vbs-wd ">This house was "brutally" drafty. A turn-of-the-century historic colonial with beautiful trim and woodwork, hardwood floors, a cobblestone basement, wide-board knotty pine paneling was very visually beautiful in every way but cold and drafty all winter long. In the attic was just a few inches of some very-old fiberglass batting covered in very-old bat guano. In the middle of the attic was a great big stone chimney with a two-inch wide gap all the way around it -- leading all the way down, past the paneling in the family room, to the basement. To make matters worse, a </span></span>poorly vented bath fan was pumping humidity almost directly into the attic.</p>
<p>Underneath the kitchen, a dirt-floor crawl-space kept the tile floors remarkably cold all winter EXCEPT when the dryer was running. Unbeknownst to the homeowners, the clothes-dryer was vented right into the crawlspace. That's not only a humidity problem, but with a gas-dryer it becomes a serious safety concern as the flue-gasses are sucked right up into the living-space.</p>

<p>We decided to tackle the problem in three steps: A, B, and C.</p>
<p>A. The Attic. We sent our skinniest installers into the kneewall side-attics with rigid foam boards and spray-foam. We sealed up the air-gaps, and added to the existing kneewall insulation. We finished by adding fresh blow-in cellulose insulation to the attic floor.</p>
<p>B. The Basement. Having fixed the top of the house, it's time to work on the bottom. All accessable ductwork sealed tight with mastic, creating an air-tight seal that can expant and contract with the ductwork yearround. Continuing to work at the bottom of the house, we insulated the floor of the 3-season room with rigid foam.</p>
<p>C. The Center. Now that the top and bottom of the house are done, it's time to address the in-between space. He homeowner wanted central air, and we came to the rescue with a terriffic new Goodman Air Conditioner with a 10 year parts warranty, and a lifetime compressor and heat-exchanger warranty. In the sunroom, we insulated the walls and installed all-new Sunrise replacement windows, making the space a year-round excersize room, and occasional guest-room -- when the brother-in-law is in town, he can crash on the couch.</p>
<p>This Cape home in old Greece was comfortable enough in the spring and fall, but too cold in the winter, and unbearably hot in the summertime. Leaky ducts ran through a finished basement to heat both the first floor, and the poorly insulated second floor. True to the Cape Cod style, the upstairs features sloped ceilings with short "knee" walls, creating tiny "storage attics" along the eaves.</p>
<p>The home was well-cared for by the current owners, but years ago, several DIY projects gone wrong were plaguing the otherwise happy family. Uninsulated rooms, falling insulation, ducts that were routed and re-routed, leaky or just plain disconnected made for cold and hot spots throughout the house. The three season room was usable only for a few weeks in the spring and fall -- less than a 1-season room -- due to a marked lack of insulation and exceptionally drafty old windows.</p>

<p>The solution was simple:</p>
<p>1.) Keep the heat in the house, where it belongs by FIRST stopping the airflow, and THEN fixing the insulation.</p>
<p>2.) Make sure the attic is well-vented to allow excess humidity to escape.</p>
<p>We sealed the large gap around the flue pipe with flashing, rock-wool, and fire-caulk. This stopped the airflow and let us insulate right up to the pipe. We also sealed the leaky can lights with rock-wool "Tite-shell" covers to stop the airflow and allow us to insulate over them. We then fixed the access hatch, and sealed everything up with spray-foam. Lastly, we used eave baffles to keep the vents clear, before installing a nice thick layer of "Tru-soft" blown cellulose insulation.</p>
<p>The result? No more icicles. The customers also report improved comfort and lower bills -- and much less humidity in the attic.</p>
<p><span>This home is a west-facing, 2200 square foot 2 story colonial built in 1976 in Penfield, NY. It's built on a slab, so there's no basement. </span>The customer called concerned about severe ice damming -- there was brown ice coming out of the vents at the eave soffitts. They wanted better insulation to solve the problem -- Sounds great!</p>
<p>We found so much humidity in his attic that the condensation would drip off the roof nails and soak into the plywood of the roof-decking. It turns out he's had to keep replacing his roof due to moldy rotted decking. Where does all that humidity come from? It's carried by the warm air that's escaping from the house below. How? Lots and lots of (hidden) holes in his ceiling! We found can lights that let the heat through, a chimney flue that was drawing the heat up into the attic, and an attic hatch in bad need of repair, just to name a few. Lastly, just as the customer suspected, there was not enough insulation. </p>
<p>All this added up to ice damming. The heat they'd paid for was escaping up into the attic where it could melt the show on the roof. The melted snow would run down the roof to the gutter where it would re-freeze, creatinig a tall "dam" of ice that held liquid water against the shingles. This water found it's way into the attic where it soaked into dirty fiberglass, and then dripped out the vents, creating his brown icicles.</p>
<p>Somehow, during all this, the water never damaged his sheet-rock ceiling. Just insulating over the holes wouldn't do. When air flows through insulation... it stops insulating (imagine going skiing in a knit sweater).</p>
